Construction economics
Building and land costs that make a dual-layer community more achievable for a member-funded project.
Location
HAVEN will be built in Romania. The site search focuses on rural land in the west and centre-west of the country. No specific region or property has been chosen yet: that is the work of the feasibility phase.
Building and land costs that make a dual-layer community more achievable for a member-funded project.
Productive farmland and a strong rural tradition, essential for long-term food independence.
Accessible for the Romanian families at the heart of the founding community.
Romania is an EU member state, so EU rules on property, data protection and consumer rights apply.
Site requirements
Every candidate property will be assessed against the same criteria by independent specialists before any purchase. Nothing below has been assessed yet.
Groundwater that can be extracted, stored and purified on site, tested across dry seasons.
Not yet assessedSoil that can feed the community, with room for fields, orchards and greenhouses.
Not yet assessedGround conditions that suit excavation and a long-lived underground structure.
Not yet assessedAway from floodplains and unstable slopes, checked against official hazard maps and site surveys.
Not yet assessedSeismic hazard understood and designed for by licensed structural engineers.
Not yet assessedGood solar exposure, with wind, water or biomass potential where available.
Not yet assessedZoning, building and environmental permits that allow homes, farming and an underground structure.
Not yet assessedRoad access and reasonable distance to hospitals, suppliers and technical services.
Not yet assessedRisks to study
Choosing Romania brings advantages and specific risks. The feasibility study will examine each one for every candidate site and publish the findings to members.
Romania has significant seismic activity, concentrated around the Vrancea zone. Site choice and the structural design of homes and the refuge must account for it.
River flooding and landslides affect parts of the country. Candidate sites will be screened against hazard maps and surveyed on the ground.
Romania sits on the eastern edge of the EU and NATO. Distance from borders and strategic sites is part of the site criteria.
Planning, construction and land-ownership rules, including for non-Romanian members, will be reviewed by Romanian legal counsel.
Site concept
Woodland on one edge, fields and orchards, homes around a shared green, greenhouses and workshops near the centre, and the refuge entry close to everyday life.
